The process of designing and building a development can be broadly categorized into the following stages:
Stage 1 - Feasibility & Site Investigation
This stage focuses on understanding the Owner’s requirements and the Site’s existing conditions. A series of surveys, including topographical and building surveys, as well as soil investigations, are undertaken to establish a clear understanding of the Site’s inherent characteristics prior to design. Face-to-face discussions with the Owner are conducted to gain an in-depth understanding of the Owner’s overall objectives, intentions, and aspirations for the development. A Design Brief will be formulated based on the outcomes of this stage.
Stage 2 - Schematic Design
With the Design Brief established, the Architect will develop a schematic design that interprets and fulfils the intentions and requirements set out in the brief. Appropriate visualization materials, such as floor plans, sections, and three-dimensional images, will be prepared to clearly communicate the design intent and proposed scheme to the Owner.
At this stage, the appointment of all necessary consultants is required to enable the development of a coordinated and holistic design proposal.
Stage 3 - Design Development
During the Design Development stage, the Architect, in collaboration with the appointed consultants, will advance the schematic design into a more detailed and resolved design. At this stage, aspects such as performance, functionality, maintenance, and other relevant considerations will be carefully addressed and proposed for discussion with the Owner.
Stage 4 - Tender
Upon completion of the detailed design, the Architect and other Consultants will prepare a full set of documentation that will be used to obtain cost quotations from Contractors to complete the construction works.
The tender stage is important to any development since it ensures a detailed and fair breakdown of cost and quality aspects of each Contractor's bid. Together with the other Consultants, we will invite, evaluate the tender bids, put up recommendations and award the contractor on behalf of the Owner.
Upon award of to the selected Contractor, construction works can commence.
Stage 5 - Construction
During the Construction stage, the Architect will act as the Contract Administrator to ensure that the works are carried out in accordance with the contract and project requirements. Site meetings and inspections will be conducted to monitor the Contractor’s progress and verify that the quality of construction complies with the contract documents and relevant regulatory standards.
Stage 6 - Completion
Upon satisfactory completion of the construction works, the Architect will apply for Temporary Occupation Permit (TOP). With the obtainment of TOP, the Owner can then occupy the building.
Authority Compliance
In Singapore, it is mandatory for all developments to obtain compliance certification from the relevant regulatory authorities before the building can be occupied by the Owner.
From initial Planning Approvals to Detailed Approvals, and ultimately the issuance of the Temporary Occupation Permit (TOP) and Certificate of Statutory Completion (CSC), the Architect and appointed consultants will each submit the necessary documentation at the appropriate stages of the project to ensure regulatory compliance.
